Ortega

Ortega is Jacksonville's true establishment neighborhood.  Primarily developed between 1908 and 1940, this neighborhood is laid out with circular parks organized around a village center and overhung by majestic centuries old live oaks.  Massive riverfront mansions circle the whole neighborhood, with well-to-do housing making up the rest.  Many of Jacksonville's most prominent families live here.

Home to Florida's oldest Yacht Club, established in 1876 by William Astor, and Jacksonville's most exclusive private club, Timuquana, founded in 1923, the area is geared towards an exclusive, high quality lifestyle.  St. Mark's Day School offers Nursery through 6th grade and commands a tuition as high as the quality of education received itself.

Avondale

Avondale is one of Jacksonville's original streetcar suburbs, developed by Telfair Stockton in the early 1900s.  Today the neighborhood retains its original housing stock and is part of the largest national historic district in the state of Florida.

Here one can find beautiful historic homes on charming tree-lined streets, always within walking distance of a commercial shopping district.  There are plenty of trendy boutiques, antique shops, fun bars and fine dining to fill every major corridor running through the neighborhood.

​

In effect, Avondale is very much a continuation of Ortega with a bit more walkability and historic flare.

Riverside

Riverside is Jacksonville's most walkable and most urban neighborhood.  It is served by Publix and Fresh Market groceries, and soon will also have a Whole Foods.  Additionally, it is filled with bars, rooftop lounges, restaurants and a vibrancy unmatched anywhere else in the city except perhaps in Jacksonville Beach.

​

It is a magnet for college students and young professionals, and it houses the highest concentration of Jacksonville's LGBTQ+ community.  The annual River City Pride parade travels through Riverside and 5 Points rather than downtown.

​

This neighborhood contains great history, as well, with beautiful Olmsted Brothers designed parks, Florida's first residential high-rise, and one of Addison Mizner's most notable architectural works.
